Another Thing To Consider When Renting Office Space

This is a note to business owners and relates to renting office space in Indianapolis and central Indiana (Carmel, Fishers, Greenwood, etc..)

One thing to consider before renting office space is access to telecommunications services.  I don’t just mean whether or not there is cable service in the building or if any of the providers have added the building to their fiber optic network.  Your options may be limited by renting on the wrong side of the street.

While this may seem like a minor point, let’s look at it within the context of a small company considering 2,000 square feet of space.  There might be three finalists on your office space shopping list, and let’s say they are at $15, $16 and $17 per square foot ($30k, $32k and $34k annualized).    Something that could cost your company an extra $100 or $200 a month makes a difference.  If you like the more expensive space but the telecom services might be cheaper at that particular location, that is something worth knowing and considering.  If your business requires high volumes of Internet bandwidth you likely already know critical these decisions can be.

By crossing certain geographic boundaries, like the East side of Michigan Road at 106th Street or the West side of Michigan, just to use one of many examples, your options may be limited.  And while this may not affect most lease transactions it is worth knowing nonetheless especially if it makes the difference between getting into space you really want and settling.  Of course, the opposite could happen. You could find that the lower priced office space is also less expensive from a services standpoint.
